No amount of structural work on a foundation will overcome poor drainage. Surface water, whether from rain or watering, should not be allowed to accumulate around your home or under your foundation. Proper drainage may require re-contouring the existing grade, placing soil around the foundation, extending downspouts. French Drains.

French Drains are “invisible” trenches in which perforated PVC pipe is installed. This pipe is wrapped in geoteh cloth which prevents soils and debris from clogging the holes. The pipe is then placed in gravel and covered with soil and grass, providing a drainage trench to carry off large quantities of water. French Drains are widely used to prevent surface run-off and ground water from major foundation areas.

Swales.

Swales are gently-sloping trenches used to drain large quantities of run-off water. These are used if the property has enough slope, and are simpler and less expansive than French Drains.

Area Drains.

Area drains are used to drain low areas where water collects causing uneven foundation movement. If the low areas can not be filled, drain heads are placed at the lowest point where water stands. A PVC pipe system carries the water away.
